WHAT WE’D RETHINK

Insufficient clearance around the kitchen island.
Dining area exposed to the entrance.
Downstairs bedrooms are too tight and accommodate only queen-size beds.
Small main closet.
Consider using the space above the entrance as bedroom space.

The spacious double-height living room and large balcony are strengths, with the air-conditioning compressor kept out of sight. Storage under the stairs is useful. The kitchen is functional, but clearance around the island is tight and conflicts with the living-area furniture. The dining arrangement also needs improvement and is too exposed to the entrance.

Both downstairs bedrooms are cramped and accommodate only queen-size beds. The downstairs bathroom has an acceptable layout.

Upstairs, the bathroom is well planned, but the closet is too small and the bedroom walls are awkwardly aligned. Using part of the double-height space above the entrance could enlarge the bedroom.

IMPROVEMENT OPPORTUNITIES

The space above the entrance and dining area could potentially extend the upstairs bedroom area, giving the main bedroom more room. Relocating the stairs could also improve the dining layout and create a separate entrance area.
